Tips for selling house "for sale by owner"

My fiance and I are moving out of state and time is of the essence. We want to try and sell it "for sale by owner" at least to start w/, any suggestions?

Before you decide to go it alone, ask yourself these questions:
Do you understand Fair Market Value and how to price your home?
Do you understand all the legal paperwork involved in selling a home?
Do you know the best ways to market your home?
Will you be available to show your home every day when buyers are ready to see it?

Most homes that are sold FSBO end up listing with an agent after months of trying on their own. can you afford to wait 3 to 6 months before listing with an agent. The National Association of Realtors statistics show that homes sold by real estate agents sell for 16% more then those that sell FSBO. It appears in your best interest to list with an agent. I was going to say the same thing. Everyone has different motivations when selling a home, and some people can afford to leave their house listed for months. If you're in a rush to move out, then you need to take more drastic action and hire a realtor. http://www.mysiliconvalleyhomes.net

If time is of the essence, FSBO is not the way to go. Plus, if you are not highly experienced in the real estate business and have the ability to heavily market the home, hire a realtor.

As mentioned below, if "time is of the essence", get a realtor! But to clarify, I want to explain why! I see you're in Kansas, and I can't imagine that this is the prime selling time! Getting your home on the MLS will broaden your exposure to the market. You can put photos of how it looks in different seasons and show it at it's best. When people just drive by, they only see the front! A good virtual tour will show off your home 24 hrs a day! Your agent will know your home's best points to focus on and make suggestions how to get the quickest sale! I suggest you invite three agents from your area from Trulia to come and tell you how they would sell your house!

If time is truly of the essence, my advice is to find a good REALTORĀ®, set a reasonable price, and get the house sold. Most FSBO's end up listing in the long run, and most of the motivated, qualified buyers are going to be working with an agent. Ask your friends for a good referral, or ask your local board of REALTORSĀ® for one. Don't use a part-timer, find a pro who is active in your market and knows what they are doing. Make sure you ask for references, and that your house stands out online with great pics, virtual tours, videos, etc. Good luck!

That's what I thought the answer would be. I know that any house can sell if it's marketed well, but what if it's really just an ugly house? I don't know if mine will ever sell. It just wasn't well-designed. I might have to find a buyer that's planning on rebuilding.
