This area has many long time owners that are "thinking" about selling but aren't. What words would you use to convince them that it's ok to sell now?

Thinking about selling is the first part of the equation - where are they looking to move? Do the numbers make sense, where they can get something larger/newer/upgraded or otherwise more to their taste than the home they are in?

Perhaps focus more on the end rather than the means.

Thanks, this makes sense. Keep their eyes on the prize. Find out what their goal is and help them get there.

Assuming it is a seller's market in your area, I would emphasize that no one knows how much longer that will last or how long the interest rates will stay low and they had best take advantage while they can. The future is always uncertain and probably not going to improve much over this year. Good luck.

You are addressing this issue like a real estate agent.
THis is a mistake.
Long time owners are equity rich.
Many have zero or very small balance on the motgage.
Think about the optoins homeowner such as these have.
Your message addresses what is important to THEM.
Make no mistatke. "Ok to sell now' is what is good for you and will not resonate with clarity with these homeowners.
Time to convene a brain storming session with the visionaries in your area.

I would ask them why they aren't. After over 17 years of selling real estate I've learned that not all sellers and buyers have the same reasons for their hesitations. Fear of not getting their desired price may be just one. Some sellers are overwhelmed by the process or worried about the timing. It's important to get to the bottom of it and then work through the issue. If they are thinking about selling they probably want to but just need guidance.
