As a buyer I look at 3 things. First lot size, if smaller than I want I stop. Second, price. If a lot more than I will pay I stop. 3rd, I look at location. If it is not convenient to where I want I stop. oh, finally when the rest is ok I look at what the house is.
I would not buy anywhere pennsylvania or above as I am tired of winter. But you can control a few things about your property. Make it look like the best house around. Show beautiful pics of all of the house. Show how nice the road and community are. Then give reasons your house is better than another one. If you have some of the best schools put that in your listing. If you have a great lake, or even a stream make sure it is mentioned. Then make sure your price is low enough for someone to consider it over other houses and even locations that would be cometing with you for the sale. Make sure your house needs no repairs. That it is always clean and fresh. You may only get one person looking and you want them to buy. It would also help if you put in that the place can have almost immediate occupancy. It will take a few weeks to do the paperwork. If you are willing and ready to move ( with most of your stuff already packed) it can be a big plus to a buyer. Remember, paying for a hotel room for a short time might help you to make a sale.
I have looked at places for sale in a whole state before. You never know when one person might find your place great for them if the price is what they want to pay.
