We are getting ready to start building and originally our plans was to wait and put our house up for sell in the Spring. With the way the economy is we are wondering if we should go ahead and sell it now. We live in Smyrna, TN. We live close to the Blackman community and our kids our zone for the Stewarts Creek.
Hi Mgabrial...it really depends upon the price range that your home falls into....in the Stewarts Creek zoning, there are 31 active homes, 8 pending, and 6 closed since 6/21/08. The average days on market is only 41, but with so many more active listings, I anticipate that number growing. If your home value is under $200K, then I'd suggest going ahead and "testing" the market for maybe 90 days and see what happens.
Call or email me with the details of your home, and I'd be happy to run you a market analysis...no obligation.

We can't guarantee how the market will change, but if you are serious about building, I would put my home up on the market. But more importantly, have a professional realtor meet with you and explain to you what the average time on market is in your area is.
Best of Luck!
