I read the Florida Realtor's answer to you, and I fully agree with him. In order to determine when to sell and at what price, depends 100 % on your needs and circumstances. An experienced Realtor like Marty Kaiser should be your first sit down and discussion, at the end of having explored all your options and reasons for even thinking about "should I sell my house now" you will know what to do or not to do at this time...
I am not located in the Osteen area of Florida, but thought to encourage you to discuss your circumstance with an experienced area Realtor... a small local market may be very different from all of Florida or all of the US
You need a good professional to help you think it through carefully.... The Realtor will also be able to give you some idea of the asking price and the potential selling price and the net to seller at the end at the closing table... And yes it is important to know whether once you sell you need to purchase another property.

Yup, the decision to sell will depend on your individual circumstances and what you believe will happen in the future.
Some things to consider are your price range, that the First Time Homebuyer tax credit is set to expire Nov 30th and may reduce the # of buyers out there, and there are still MANY foreclosure's waiting to hit the market. All which may point to selling now may be better than later.
If your neighborhood has a low turnover rate even better (if you mean not many properties go up for sale) it means less competition for you. If it means many are for sale but none are selling, this can be used to help sell your property as well. Talk to a couple agents personally and decide from there.
