Should I ask my realtor to update the pictures of my house that she posted?

My house is currently for sale and we have made some changes to it since listing it. Would it be too forward of me to ask my realtor to update the pictures she has posted, as these are now out of date? The house has been on the market for just over 2 months.

Dear Ms. - It is important as a list agent to update your listings photos every season. Here in New England things look different every season. You want to have a fresh look. Spring and summer seasonal flowers should be shown while in bloom. Colorful leaves shot and shown in fall. No one wants to look at snow pictures in May. Any upgrades or improvements made while your home is listed should also be shot over. If you rearrange your furniture do a new photo. Sometimes a front shot of the house is not always the best side to show. I once sold a house in Rockport after I change the first photo to a backyard shot. Showing the whole yard and the back of the house.That photo brought the buyer to the property. Please make sure your Realtor is showing both interior and exterior photos of the property. The more the merrier.

Mrs, it most certainly is not too forward to ask your Realtor to update the pictures. Is she aware of the changes that you've made? Are the changes noteworthy (updated system or cosmetic enhancements? New paint or flooring? If you have made changes, you might want to have her also change the wording in the listing.

It's a good idea for a listing agent to periodically swap out the pictures (especially the 'main picture' that is the first one that prospective buyers see! Changing the wording on MLS and the enhanced listing on Realtor.com (if they use that as part of their marketing) also helps to keep your listing from appearing 'stale'. At the very least, every 2-3 months, the exterior pictures should be updated for the season. There should be no pictures of snow or bare brown lawn from March, and come autumn, the deep green trees of spring should be updated with yellows and reds (even if it's just a front door picture decorated with seasonal mums in pots). It sounds like alot of work, but you never know when YOUR buyer is going to see your house, and first impressions are everything. Nothing says "dated listing" like a picture of snow in July...

You are paying your realtor a lot of money to sell your home so you should not worry at all about asking them to stay on top of your listing and marketing of the home. Pictures are a very important tool and prospective buyers who are shopping online (which is about 75%+) expect to see them and the quality makes a huge difference on whether they decide to pursue an in-person showing.
