I am thinking about putting my nob hill/ridgecrest area home up for sale, but will not net enough if I use an agent . . . what other options are there?

Hi Celine - I see two other options:
1) sell your home yourself, keeping in mind that FSBOs usually net less, take longer to sell and you're on your own in a complicated process that has the potential for litigation or
2) waiting out the market and hope the interest rates stay low
I don't know what your objective is, but if you are trying to sell your house and use the proceeds to buy another, keep in mind that you will probably be purchasing your next home below asking price, probably 90-95% of asking. In other words, whatever commission you pay in selling your home, you'll make up in negotiations on your next purchase, probably even more depending on terms, etc. It's a matter of cost shifting. There are great opportunities for move up buyers - but only for those who can sell their homes. If that is what you are trying to accomplish, then I would recommend you bite the bullet, list with an agent and get that house sold so you can move on and do what you're wanting to do. I strongly advise you have professional representation. The numbers are just too big to gamble with. If you don't call me, please call somebody.
