Selling a multi-family with violations

I need to sell a 2 family in home in N. Plainfield w/violations. I have had the property rented for 14 years and recently ran into plumbing code issues. Any help would be appreciated.

Price the house reflecting it's current condition (as is) and list the property citing 203K/rehab approval required in the remarks.

I am not sure of your exact question. Were you looking to see how you can sell the property? The easiest way would be to fix and then sell. You also have the option to sell the property as is and have the buyer be responsible but if the property is currently rented, this can lead to problems with code and possibly hefty fines. There is a buyer for your home with violations.
You have a choice sell it at a discount with the violations or fix the violations and sell it.
