We are trying to sell a house in a very high-end development in north augusta. We are priced below other homes with the same beds/baths. Our issue is that our price per square foot looks very high because the home has much more land than comparable properties and also has a lot of ready-to-finish space which can't be shown in a strict price/sq foot calculation. Are we doomed by this? We have dropped our price 100k from what we were advised to list it at 2 1/2 years ago and do not have the money to finish the unfinished space. Is price per square foot the only thing that matters to people?
In the current market we are in price is very important, but a buyer will also look at the upgrades and the condition of the home in comparison to other properties that are on the market. If your house has more property than the other homes and is in a desirable location this is a plus for your home, but it still has to be in the same ballpark as the other homes listed. Is this land worth the extra money that you have it listed for? Are we talking about a 1/4, 1/2 or 1 acre? This could make a difference. Also remove as much clutter and personal items in the home. The house needs to look like a model home. It might be a good idea to go in some of the other houses in your neighborhood to see how yours compares. If it has been on the market for 2 1/2 years you might want to think about taking it off the market for a while and maybe hire a home staging company for a consultation. Hope this helps.
Price/square foot is not the only thing that matters to buyers. It is important, but there are many others factors that affect a buyer when deciding on a home. The unfinished space might be an issue for many potential buyers, you may not be getting the professional exposure you need to sell a home like this, current market in your area could be demanding a lower price, etc. With the little bit of info you gave that is my advice for now. SUGGESTION: best to market home with detail flyer sheet attached. I currently have a home similiar we had to detail attached via MLS all particulars to home, which made all the difference in marketing.
