It is simple - What do you do to generate interest in my property? and in the last 6 months how many properties have you listed and sold and how many days it took to sell.
I have listed homes and sold homes from 1 day, to 42 days as examples. They were priced right as the appraisals proved it. If you want to sell in 60 days call me and let me see if we can work to get it done. 561 452-5963
I used to live in Winston Trails before I moved to Central Florida a year and a half ago. I did quite a bit of buisness in Nautica Isles. The community is a great value for the money however, please keep in mind that no matter how agressive your agent is and how fantastic their marketing plan is if your home is not priced competitively it's just not going to sell as fast as you would like. 60 days in this market is almost unheard of when you have to compete with all the short sales and foreclosures that are being purchased for peanuts.
I'm sure you don't want to give your home away and I certainly don't reccomend you doing that however if an agent comes in and promises you it will be sold in 60 days I would be very wary of hiring that agent. Alot of them will tell you what you want to hear to get the listing. I don't have any respect for somebody that would do that.
In this market you have to make sure the agent that you are hiring has not only an aggressive local plan but a very, very aggresive internet and international marketing plan. Your homes needs to be seen internationally because a large potion of our buyers are coming from overseas. Ask your agent what their plan is to get your home listed abroad. Try and find an agent with experience dealing with international buyers. This is going to make all the difference right now in selling your home vs not selling.
One thing you should know as well, open houses are a joke. They DO NOT sell your home however they bring in tons of leads for the agent so it's more for the agent than it is for the owner. I would not make that a prerequisite for an agent marketing your home.
I know an agent who lives in The Moorings (Lanatana) and does a ton of business in your neck of the woods. Her name is Linda Bennis and I know she has experience with the international market. I'm not saying you should hire her but you may just want to at least interview her. She was one of the top producers when I worked with her at Century 21. So far are questions go, I think that you need to clearly define your expectations and ask them how they are going to meet them. Unmet expectations are the biggest reason that client relationships fail.
I would be happy to refer to a Top Realtor who has experience in your area.
Check the area real estate publications.
Interview your top candidates.
During the interview ask for a copy of their comprehensive marketing plan. Ask about their companies marketing plan. Inquire about the number od sales during the past 6 months, 12 months. Ask them to explain their internet presence. Ask them why you should choose to work with them to sell their home. Ask them to provide the comps for all recently sold homes in your area.
