Selling a Home in Norristown

Why are the property values lower in Norristown, PA than in most places in Montgomery County, PA. Is it because of the school district? Please comment.

Also, what advise you would give to a seller of a townhouse in Norristown, PA?

The home values are lower, taxes are higher. It evens out in the end. If you go to an area where the taxes are lower such as Conshohoken, the home values are higher. Location is a big part of home values. Where in Norristown is your home. I grew up in Norristown and know the area well. The homes are selling in Norristown, especially now, because of the great home you can get for the price. The boro homes are lower priced than the East or West Norriton area homes. Hope this helps.

Good evening Casmar. You've already gotten some great advice from my colleagues below. Indeed, school district DOES have an impact on home values. However, other factors also impact home values, including location (within the district), square footage and features of a particular home (for example, granite countertops, hardwood flooring, finished basement, etc.). As a practical matter, before any Realtor could give you an idea of the true market value of your home, s/he would need to see it firsthand.

As suggested below, I HIGHLY recommend that you interview 2-3 Realtors and choose the one who YOU feel is experienced, knowledgeable, honest, responsive and hard-working -- AND who you believe will be DEVOTED to you and work hard to represent YOUR interests! (As a lawyer, I offer my clients a unique perspective, not to mention important advice when it comes to contract law and powerful negotiation strategies to ensure that you get the best bang for your buck on the buying side...as well as the best price in the least amount of time on the selling side.)

Typically, the school district has an influence over sale prices. Over the years, the Norristown Area School District has not been given a lot of awards, etc. That doesn't mean that students don't get a good education there! They just haven't gotten their fair share of good publicity. That tends to keep home prices lower. The districts with "Blue Ribbon" schools tend to have homes that sell for much more.

There is alot of competition in the Norristown area. My advice would be to price the home correctly from the very beginning and make sure your home shows better than the others that are comparable to yours. Perhaps have the agent you choose take you around to your competition so you can see what you are competing against. Also be sure that the agent you choose is familiar with Norristown and experienced. This is a difficult market for Sellers and you need to be sure your representation is at the top of his/her game. My best advice at this point is to get it on the market ASAP. Once we get into November the showings will slow considerably due to the weather and the holiday season approaching. This is a prime time to get your home listed!
