You can't use one REALTOR for both transactions, unless the agent happens to be licensed in both states.
One reason to have a REALTOR represent you when your buying a home out of state is that the agent should be able to give you all the information you need pertaining to the area. At the very least, they should be able to point you in the right direction. They should also, with your guidance, be able to get you alot more photos for the homes you may be interested in than what is available on-line. They could also give you their opinion on the property's location and how much work, if any, would be required before moving in.
