Roof Masters Maine often sells roofs with the customer in mind. We are hoping to hear it from the professionals to give us some true numbers on the subject. Is it profitable for a seller to replace the roof for a quicker sale and a possible profit -- or should a seller just leave the new roof up to the buyer. Roof Masters in Maine just wants to be comfortable knowing the are giving up to date information to our customers. Thanks in advance for your valued opinion. --Roof Masters Maine

As Bill pointed out....Entry door replacement seems to be a biggie on that website...over 100% nearly $160% return in Tampa. Wow!
This is way out of alignment with every other component listed and very, very difficult to rationalize. Wonder where these numbers come from and just how they are calculated?

Regarding roofs, every home sold is expected to have a good one. Value can be added for 100 year metal roofs or cooper roofs but only if the community averages provide the head room AND the 'value' can be communicated to the buyer. Create the tangible value and benefit and you can influence the result.

The only investment in a traditional home sale that will yield greater than 100% return is paint.

Roof....

Understanding the return on updates can be tricky but it's one of the common needs associated with home ownership. There is a wonderful resource that identifies the various types of upgrades homeowners can encounter, divides them into the various locations of the country and shares the return on your investment.

According to this interesting tool.......the improvement that gets the greatest return on the initial investment is...................front door replacement. You could have fooled me......
