We have lived in our home for almost two years and still owe about $132K. All the homes in the immediate area are all selling for around $125K (one or two were at $127K). Again, living check to check we have no extra money to bring to the table. None.
We have spoke to a few agents and have gotten nowhere. After their fees and everything else we would need to sell our home way more than what would sell it. Our interest rate is already as low as we can get. We have talked about renting, but after the the costs of having someone manage it, the horror stories of renters, and the fact we would not be able to rent it for our normal payment puts us back into living paycheck to paycheck. It has not been on the market long enough to consider short sale.
I start my new job in 4 days and will travel 4 hours on the weekends back here to be with my family. We need help and no one seems to be able to do that.

you are not finding any relief with your current situation. I have done a great deal of reasearch on situations such as yours and have gained wonderful knowledge of the options available for those families who are in similar situations as yours. Yes, it is possible for you to entertain a short sale with your lender even if you are not falling behind with your mortgage. The process is a bit different than a normal short sale, but it can be managed. There are many different hardships that would allow your lender to approve a short sale. You may want to contact your lender directly to see if you are a candidate. I wish you much success in the sale of your home!

You need a dose of reality.
Your complaints about the market are not going to bet you any closer to a solution. I encourage you to focus on solutions and getting the facts.
The facts are that you are moving for a new job. Does your employer have relocation assistance to help employees move?
Have you talked with a CPA? Do you know the tax implications of having rental property?
If you do not, it would serve you to learn. You might be pleasantly surprised.
We had to rent with a negative each month. Same situation as you. We became accidental investors and 18 years later made a lot of money when we sold.
Just because you NEED to move, does not mean you deserve a hand out. However, if you hired a sharp Realtor, perhaps they could provide you with some suggestions.
The bottom line is that you might be living pay check to paycheck for a few years. At least you have a paycheck.

Yours is a situatuion that a lot of home owners are finding themselves in....and there is no easy answer. I like the idea of owner financing...in fact, my husband and I have done that a number of times ourselves and it has NEVER ended poorly. You can also talk to your lender about the idea of doing a short sale. It's not a great solution...but one that may be worth considering.

Dear Nick,
It seems you are stuck between a rock and hard place as most sellers are in this market. Do not discount renting in this market. Yes the market is great for buyers, but (and this is a big one) most lendres are requiring a 20 to 25 percnet down payment which most people just do not have. So what Iam trying to say is there is alot of people out there with good credit that cannot afford to buy right now. Have you considered a rent to own option for now? This would allow a person with good credit, but not alot down, to rent to own. Another great place to find renters or buyers for that matter are hospitals, who often recruit out of area nurses and doctors who need quick housing. Another good resource would be to contact a relocation company and offer your home for rent to one of their clients.

It's never too early to start talking to your bank about a short sale. They do NOT want a foreclosure in 6 months. Call around and fin a Realtor who is a short sale specialist in your area. Many agents are not comfortable with short sales and don't want to deal with them. Someone should be preparing you right now to get your lender involved.
