Refinish 1940s hardwood floors to "wow" potential buyers?

We are selling a 1940s 3BR 2BA cottage in a desirable university area. The hardwood floors downstairs need refinishing - the polyurethane is very worn - and I worry that turns a GREAT feature into a negative impression. Are we crazy to spend $1000-1200 for "gleaming hardwoods" downstairs? The house is listed for $189K and we can afford to spend the money in advance if it might make viewers more interested. We have a pro who just did our new house and the floors look amazing.

Absolutely! Most buyers want a house that is well maintained and move in ready. They don't want to be bothered with such a project after moving in. It is also one less thing they can negotiate in the purchase price. Go for it.

Absolutely, it's a relatively small amount of money and will increase your negotiating power, perhaps enormously because of its emotional and aesthetic impact.

FIRST ANSWER

Considering you said you could spend a little it might be a good idea. If the floors look worn or uncared for, potential buyers may think other areas of the home have been neglected.
