Now, I am clear on the fact that there is some work involved with a short sale (read: working with my mortgage company to get the deal approved), but there has to be someone out there who is looking for business. Regarding my experience, the facts are these: 9 of my 10 listings are short sales; seven are in escrow, 2 are approved.
One has been in escrow 7 months, a few 2-3 months and 2 only 2-3 weeks.
Short sales are tough and take time. Make sure you find someone who knows what she (or he) is doing. There are only a few of us in San Francisco who specialize in short sales.
Nine out of 10 offers that I receive don’t even have a Short Sale Addendum attached. Believe me, I speak with agents everyday who are writing offers on my listings—no offense to my colleagues—but very few know what they are doing. I have 2+ years experience (with short sales—30 total in real estate). The only other people whom I know besides myself who have a lot of experience with short sales are Ildiko Pali with Princeton Real Estate and Heidi Mueller with Prudential.
You are correct in that many agents will not do short sales. Most of my friends think that I am crazy for doing so. It is not as easy as other transactions but definitely gratifying. Statistically, about 70% get approved so some agents don’t like nor do short sales as there are no guarantees and the banks almost always mess with our commissions.
My advice, talk to 2-3 agents and discuss all of your options. A short sale is NOT always an option and may not be the best one.

From the looks of the comments, it seems that you should be able to find someone who can help you. Here are some tips for hiring a realtor to handle your short sale: 1) ask the real estate agent how many short sale transactions s/he has closed in the last year, 2) ask about his or her contact with your specific lender(s)--does s/he have any relationships at that bank, how many has s/he closed at that bank, did the bank require a promissory note, etc). That should give you a good start. If you hire an agent but are not confident about his/her short sale negotiaton experience, consider asking the agent to outsource the negotiatons.

In many ways short sales are a misnomer, there is nothing short about them! There are many requirements and a complexity in negotiation that goes beyond any other sale. I find it sad the Realtors you've contacted haven't responded, but that's probably few San Francisco agents have ever actually closed one. Short sale statistics tell us that many have tried, few have completed.

I'm a realtor in SF and I specialize in short sales. But i don't just specialize in listing them, I specialize in getting them approved and closed so that you will not have a foreclosure on your credit haunting you for the next 7-10 years. I work with a great team at my brokerage and each of our agents have had some kind of road block/hurdle durring a short sale so we have eachother to assist in their experiences with the lender. One in particular is the most recent, my short sale listing. I took over the the listing on the date the lender recorded a Trustee Sale (foreclosure date) with only 3 weeks to market the home and get some offers. We received 8 offers above asking but the bank was delaying. On the day of the Trustee Sale, we got the lender to postpone the foreclosure until the transaction closes (30 days). We just wouldn't take no for an asnwer and had substantial documentation/information to get an approval.
We all work as a team so we get the deal done. However, I understand every home and seller's situation is different. I would be glad to give you a free (no-obligation) foreclosure prevention consultation at your convenience. Whatever you do, the sooner you list the home, the better.

Maybe you didn't ask on Trulia?? Now you will have tons of help. It's a busy market out there, but agents should at least get back to you and let you know they are too busy or don't want to work with short sales, or don't know how.
