Home Selling in 08081>Question Details

Jc21, Home Seller in 08081

Quick sale due to relocation. We bought at the height of the RE market and comparables in our community arent selling? I need help!

Asked by Jc21, 08081 Thu Jun 16, 2011

We live in Sicklerville. We have put in about 12,000 in renovations and the house is still unfinished. We owe more than to our lender than what the market is selling for. Renting is not an option as we could not rent for what our mortgage and HOA fees cost. What is the process of a short sale as that is the only alternative I can foresee?

I suggest to my short sale sellers that they start with a conversation with an attorney that has experience with the process. Do that - so that you understand the process and implications. A local agent will be able to provide suggestions on the attorney front.

Good luck to you,

I have an attorney that has a very high success rate with short sales. I have a short sale listing in North Plainfield now and I made it a prerequisite of my taking the listing their engaging the support of an attorney that could help them negotiate with the bank. As with most things, the way you start the process may well lead to a more successful outcome.

If you would like her contact info, send me an email directly. She is in Union County NJ but I don't think the location makes a difference.

Best,

1) See if you qualify for a Loan Modification!
2) If you plan on moving and buying in the new area, then you will not qualify for a short sale!
3) Renting at a small lose or even a medium one is still better than foreclosure!

First off, you have to work with someone who really understands the proccess of a short sale. I owned and was the sales manager of a huge mortgage company in South Florida and have worked with hundreds of these deals. I am a licensed real estate agent in NJ and work with an investor group and all they do is buy short sales. If you want more information on my investors or need any advice feel free to give me a call at 917 774 2720.
