I'm not as concerned about Days on Market as I am about getting the attention of Buyer's Agents with e-mails and "new listing" searches. My realtor seems willing to do this (we've been on the market more than 120 days), so I don't think there are legal reasons not to do this here (in Duluth, MN). But will it work?
Hello Mt,
Relisting was a hot topic in the Twin Cities last spring after ABC News aired a story on the practice. Realtors seem to have a difference of opinion on it's merit. I invite you to read my opinion of the practice at;

If the goal is to "re-trigger" any automatic searches that buyers and their agents have set up, that can be easily accomplished without relisting. If a price reduction is not an option, there are other ways to accomplish the goal as well. Talk with your Realtor, they should know the ins and outs of the MLS system well enough to get your listing back in front of buyers with saved searches without having to re-list.
Hi Mt!
It can work in some circumstances. I do this from time to time in the Twin Cities. There is no legal reason in Minnesota that it cannot be done and it is done quite frequently. There is a historical trail and days on the market will accumulate from the original list date but in most satelite websites like Trulia, it will show up as a new listing.
When I do I try to take new photos and do a new write up for the home. As a seller you can try a new lower price point for the relist too!
Good luck!
I will accomplish what you are hoping (sending out an automatic email to prospect) but so would a price reduction. The only thing that is truely unique about taking a property off and relisting right away is that is resets the days on market for that listing.
Many MLS's today have what is known as a cummulative days on market number that totals up all of the days active for a given property since the last sale. It isn't a perfect number but because of this field, there really is no longer a reason to cancel and relist. Just take a price reduction ($100 is a price reduction - if you are concerned that you are already at the right price), and save yourself and your agent the headache of all the paperwork.

some MLS agencies make you keep it off the market for 30 days before you can relist as a new listing, you better check that first. i dont think this will help with any searches. it is more important the broker spoend their time doing a new BPO to see what similar houses are selling for and what similar houses are listing for so you know you are priced correctly then spending time withdrawing and reentering a listing, it only shows as new for 1 day then tommorrows listings are the new and your s is back with the rest. good luck with your sale
It has been for me. In conjunction with a price reduction, it has led to more showings.
