is charming (MLS 207389) and has attracted many buyers.the most common reaction-great home/neighborhood, but we can't live without a 2 car garage. Should I consider the 20K investement just to sell? I am in no hurry to sell. Thanks you.

I am an agent with Coldwell Banker Classic Real Estate, a colleague of your agent Kathy Carson, and I have looked and you listing sheet on the MLS. In my opinion, typically people that are looking in your price range are going to want a garage, as you have found out. According to my research, there have only been 7 properties that have sold in that last ten years in Coles County for over $150,000 that do not have a garage. There have only been 4 that have sold over $170,000, and three of the four had at least 5 acres. I guess what I am saying is that in my opinion that odds are stacked against you without the garage. Also, just because you add the garage does not mean that you will be able to add the price of the garage to you listing price. Unfortunately not all the things that owners do equate to a dollar for dollar increase in price. Hope this helps.
