When you are new, you need to have a mentor, or broker manager to help you with these things. The best thing you can do is try to do your own CMA and have an experienced agent or broker manager review the results with you.
If you do not have this support system built in for you, ask another agent in your office to help you. You might have to offer a part of your commission as an override for ongoing help. In the long run, it will be money well invested. The mistakes they save you from will more than pay for the compensation you share.
