Our very nice, circa late '80s Carrollton home has been on the market for almost 5 months. It needs some

updating, but we've reduced our asking price by over $10k to account for this. Several folks have looked at our home, but not one, single offer. What are we doing wrong? Our home is in the $200k range.

What does your Realtor suggest? The major reasons homes don't sell are location, price and condition.
You have to compare what is on the market around you and what has sold with those things in mind. You need to be priced below your competition of like homes. Your Realtor can help you with that. There is a buyer for every home, but at the right price and condition.

Bite the bullet and do what needs doing. Buyers have alot of choices right now and unless you are prepared to offer a real bargain basement price you need to do the work, just to compete with the other properties on the market. There is a saying, " If there are no showings it is the price, if there are no offers, it is the condition."

Typically the buyers now want to see the updates, not get the discount. If the carpet is warn, or the bathrooms look old or you have the wrong kind of tile, etc it typically will just sit in Carrollton or lots of other areas of the metroplex. Could be the price is wrong or the marketing is wrong. You can look at my website for some tips to improve the sale.

Kay:

You didn't mentioned whether your home is presently listed with a Realtor. If so, what kind of feedback was given to the realtor by the buyer agents that showed your home? That feedback is very helpful in giving you some ideas as to why it is not selling. What kind of updating? There some simple and inexpensive things you can do now to have your home show well? What are current days on the market in your area? Your agent would have provided that information to you at the time of the listing presentation.
