Our home inspection report for our 28 yr. old home came back with mostly "acceptable" ratings. What does "marginal" mean?

Should be definitions on the report but marginal sounds like it could be "average."

I tend to agree with what Sharon Said. However,as a Licensed Construction supervisor. Marginal can mean different things . I would call the home inspector and get his definition of marginal is. Remember that each home inspector may diffenent view points on the same item as to what is marginal and what is not.

If you have any questions about your inspection, always ask for more detailed information from the inspector. Then go to a contractor that is licensed and bonded and specializes in the situation for more information, ie plumber, electrician or pest control and get their opinion and ask for a firm bid in writing to do the repairs. Then you have tangible information to negotiate with or at least have a good idea of the condition of the home you are buying.

Marginal means the buyer can ask for you to fix it or give him a credit and you can say no.

RATINGS
The inspector will rate each item as:
Satisfactory (SAT)
Marginal (MAR) Has minor repair, maintenance needs or concerns.
Repair or Replace (RR) Item needs repaired or replaced.
Not Inspected (NI) A reason will be provided in the report.
Not Present (NP) Item was not present or observed.
Full definitions of ratings are provided at the beginning of the report under General Information.

It means it could be better, or the item is nearing the end of it's expected life span.
