We've reduced the price of our home by $100K already with still no further activity. The home has new interior paint, new upgraded master bath and new granite countertops in the kitchen. However, the home is currently listed for over $700K and we are being told that people cannot get loans. I've noticed, however, that other homes are being sold. I know about staging but the house is "cleanly" furnished. Any thoughts on the San Diego area RE market and how to sell would be appreciated.
Hi Ida,
We have recently sold a home in Fallbrook that that was a foreclosure. We have also just sold three homes in the past 70 days in San Diego that were all mid $700's, all with zero loan problems.
Diane has the correct response, have your agent show you the comps. You could also ask another agent to send you the comps to compare the two sets. One thing we can tell you is that homes that are properly priced are selling. The loan situation becomes more challenging when you get over $1.5M, however, many in the price range are closing. In these situations, we go with an old expression that makes 100% sense in business, "you either have reasons or results".
You must do your homework as well to know what is going on and anyone here would need more info to better answer your questions. We would need your address or MLS # so we could do the work to advise you.
In terms of a marketing plan, your agent should be focused on an internet presence for your home as 80%+ of all buyers research homes on the internet BEFORE they contact an agent. Schedule an appointment with your agent so you are both clear as to what is happening with the sale of your home.
Best to you,

Hi Ida,
Ask your Realtor to show you how your home compares to others in your area on quality, amenities and especially price. Even though you reduced your price if it is still higher than a similar home, the other will be more desirable to buyers. Revisiting the marketing plan with your Realtor from time to time is also important. Your buyer may come from around your neighborhood or around the world, so your home has to marketed everywhere! Good luck!
Ida,
Your home sounds very nice.
100k is price reductions already sounds like you need to take a hard look at what your home is actually worth.
Discuss with your REALTOR the list price of your home versus what comaprable homes have sold for in order to determine if you are priced correctly. In addition, you might want to reevaluate your marketing campaign.
