Online video tours, digital stills, slideshows or virtual tours: which works the best?

Of these marketing options, which one(s) are giving agents the highest ROI? What do agents like/dislike about each one?

Hi Brian,

I prefer virtual tours. I find them to be more effective. Video tours are nice but need to be done professionally or they will look "funky". Feel free to see the ones i use on my site and you can contact that company.

One can argue that they are basically all one in the same to many. I have had buyers that have wanted a property just from the exterior single photo on estate property. There have been others that needed to see the interior in order to get an idea of the care that was given to the property. It all goes back to the asking price of the property. If you are dealing with a 1st time buyer, they might want to see as many photos, tours slides, aerial, everything. More experienced buyers are a little more selective and you can fine tune a great still photo or limited video tour for great results and interest in coming out to see the property as opposed to just going tour after tour of various properties. The key is to show what is the best feature of the property as to the reason they would see themselves living there.

Are your clients asking for more than digital stills, especially on higher end listings? Take a look at the link below. It has been said that video shows better detail and creates a more emotional connection with a property.

These days, I only use digital stills which work just fine. Virtual tours can be lengthy to use and sometimes distort the rooms. You can see the differences on my website under sales.

I recommend you use a combo: Ewalk.com offers a package, starting at $99. This company is great..professional photographers that come to your property, take approx. 12 high quality stills, (or more), do a virtual tour of exterior and interior, and then download all of it on their site, your site, wherever.. with property description, total marketing in one shot. Photos and tour can be downloaded anywhere..also the stills are loaded as a slideshow. (I am not paid to say any of this!). I am very turned off when I see lousy photos on a site. I am not a huge fan of the virtual tour, mostly because it is slow and a bit distorted, even when well done, but some prospective buyers like it. With ewalk, you see the stats each week and the breakdown of hits to each page: so you can see if people are spending more time on the stills or virtual, etc. You can check out their site, and I have a tour currently on my site.
