Once you close is the house officially the buyers or do you have to wait for the deed of the house to officially own it?

No, you do not have to wait for the actual recorded paper deed to be in your hand to own it, but the deed does needs to be recorded to officially own the home . The norm in my area is once all the paperwork has been signed and the closing is done the home is considered the buyers and keys are given at the closing table (While this is common practice REMEMBER technically when the deed is recorded it's 100% official, which is done usually within 24 hours). The closing agent will in most cases give the new owners a copy of the deed and the original will arrive in the mail several weeks later. If you are concerned you can always go online (if your county has deeds online) or call the registry to confirm the deed was recorded and you are indeed the owner of record.
