Hi Chris when we list a home we determine the absorption rate of the area before listing. Currently Roseville's absorption rate for homes is about 35 weeks. Since we are in an ever changing market we can usually stay on top of it by using this method.

It takes into account the number of homes currently for sale in our local MLS (512) for Roseville, then we determine the number of homes sold in that area the past 30 days (63). There is a formula we use but seems to be fairly accurate these days. Of course if a home is very nice or priced way below market it will sell quicker. But if a home is over priced and needs lots of repair it will take longer.

I do not work in your market, however I do have some insights for you.

When a new listing comes on the market there is peak interest for about two weeks. That means that the listing agent's primary jobs are:
1. Prepare the home for sale. Clean, paint, de-clutter, de-personalize, stage, professional pictures. What features really make this home a great value?
2. Price accordingly

The goal of the first two steps is to attract 10-12 showings or one offer in the first two weeks. If not, then a price adjustment is in order.
Studies show that homes that sell in the first 30 days sell closest to asking price, in my market, that's 100.8%. At 120 days, they sell at 93.6% of asking price, so you can see why that makes sense.

in most markets about 20% of the homes sell within 30 days, the rest accumulate market time and lose value.

So when you are thinking about selling, you can see how a great Realtor can not only help you net more for your home when you sell, but also shorten the time it takes to sell, so less stress on you.
