You must ask yourself if you really want to sell this property. An agent with a buyer that is ready, willing, and able to buy your home is one that WILL require compensation. This amount is one that they will have to negotiate with you as the owner. But if you are unwilling to recognize a fair compendation(3% of purchase price) you should probably not allow the home to be shown by an agent.
It would be most helpful to have a figure established in your mind prior to encountering this opportunity so that any agent witha buyer wishing to show your property would know your expectations up front.
