On a FSBO (for sale by owner), what is financial obligation, if any, to sell to client with buyer agent?

You must ask yourself if you really want to sell this property. An agent with a buyer that is ready, willing, and able to buy your home is one that WILL require compensation. This amount is one that they will have to negotiate with you as the owner. But if you are unwilling to recognize a fair compendation(3% of purchase price) you should probably not allow the home to be shown by an agent.

It would be most helpful to have a figure established in your mind prior to encountering this opportunity so that any agent witha buyer wishing to show your property would know your expectations up front.

If you are dealing with buyers agents, who is protecting you as a seller? Asking questions on a real estate website is not enough. You need to contact an agent in your area to help you with this sale. In a FSBO situation both parties (buyer & seller) can't save the same dollar.

It's best to make the agent earn their commission. Get yourself a sellers agent.
