Number of Bedrooms, and Worth of Bedrooms in Walkout Basement.

How big is the market for 2-bedroom single-family homes (not condo/townhome) vs. 3- or 4-bedroom single-family homes in Cincinnati area? I only need/want 2, but I am worried that the pool of potential buyers will be small when I want to sell.

If a ranch-style home has only 2 first-floor bedrooms, but has 1 or 2 more in true walkout lower level (with relatively good sunlight in lower level), do buyers value those extra bedrooms as if they were on first level, or do buyers heavily discount the worth of lower-level living space?

Hm, bedrooms in a lower level may be very appealing to families with older children, teenage children, or in-law situations, on the other hand parents with younger children would like them close by and all bedrooms on the upper level, so you see, with just that information you can see that every buyer's situation is different their needs for space and floor plan are also different...

But in general terms, a 3 bedroom + home will appeal to a larger buying public....
As those who are looking for 3 bedrooms, may want only 2 bedrooms and the third one for an office, but if the agent searches for 3 bedrooms a 2 bedrooms with basement space for office etc. may not show up...

But You really should buy what works best for you for the next 5 - 7 years, buy it a good price, keep it in wonderful condition and when you want or need to sell, a buyer will find it as appealing as you did!

You should potentially also look at your area, and if most homes have 3 - 4 bedrooms on the upper floors, you may want to consult with a local experienced Realtor to get his/her advice....

But since the other bedrooms are on a lower level (with larger windows yes?) then this may still work out ok.

Curt, let me know where I can send you a copy of the Union Township/Eastgate Real Estate Report, through 2009/June. You'll see how a market summery, broken down by price point, number of bedrooms, how distressed sales have affected your 45245 2 bedroom home. In 2008, 3.5% of all home sold in the UN/EG area were 2 bedroom homes. You may find this overall market report helpful!

FIRST ANSWER

The market for 2 bedroom homes is the same as the market for 3 or 4 bedrooms. There is always a buyer for any commodity on the market. If the house is correctly priced and in good marketable condition they will show up. No knowing your time horizon I can't tell you about your resale prospects other than the previous statement. A correctly priced property in good marketable condition will always sell within a reasonable time.
Lower level bedrooms have to meet certain criteria n order to be marketed as bedrooms. The space itself can be marketed and the buyer can use it for whatever they choose once they occupy the property. The buyers will view the space in their own way depending upon their needs and motivation to buy.
My suggestion is - buy what you want and need. Enjoy it and do not worry about the resale until that time comes into view. During ownership keep the property well maintained so that you don't have to do a lot of expensive repairs to get ready for the market. Make the acquaintance of a knoweldgeable Realtor and stay in touch during your stay in the property. That way you will stay in touch with trends and market changes and will be prepared to price for the current market when resale time comes. When thinking about buying a property it is best to keep in mind that a minimum of 5-7 years occupancy is required to recoup you closing costs and other costs associated with the purchase. A home is an investment in your security and long term weath plan - not a future profit center.
With the assistance of a knowledgeable Realtor to help you make informed decisions about your purchase you should be able to acquire a home, build equity for your future and live in comfort and convenience.
