We bought our townhome [the 3 story type with the garage on bottom] a little over a year ago. At the time, it was just my husband and I and our then 4 month old. We had no intentions of having more children anytime soon. Well, needless to say over a year later we now have a 2 month old on top of our rambunctious toddler and have VERY quickly outgrown the space.
Our town has an over abundance of townhomes right now, and I'm concerned we'll never be able to sell ours. We NEED something bigger asap but cannot afford to buy until this has sold, as we can't afford to pay two mortgages. What are our options here?? We're desperate!
I absolutely agree with Tyler on this one... it is possible to sell if that is the best answer for you. I would talk to a lender and a Realtor, review your situation and discuss your options.

Tiffany -
I'm not a realtor, I'm actually a mortgage lender. I have had many clients in the same position as you. Honestly - each client has been different. Some, I've advised to sell - other's I've advised to rent it out and move on from there. It's all a matter of being able to afford it and make sure it strategically fits into your growing families' plans.
If you'd like assistance in determining what makes most sense, I'd be happy to help!
Sorry for the late response.. but hopefully the advice is still relevant!
Thanks again.
Keep creating...a positive future!

Tifffany - It is possible to sell even though there is an abundance of townhomes on the market. It is very important that your townhome is in the best showing condition and priced competitively. I am a licensed Realtor with Century 21 Signature Real Estate in Ames so I obviously suggest you list your townhome with a knowledgeable Realtor. It is very important in this market that you have an experienced professional on your team! A Realtor can also do a market analysis, tell you how many other townhomes are on the market, help with pricing and make suggestions for staging your home for the best results. If you would like more in depth information please feel free to contact me.
