You need to meet with an real estate agent who will preview your home and do a market analysis for you.
What I like to do, is to take the homeowner with me to see other listings what are on the market that would be their competition.. If you list too high, all you will be doing is helping to sell the other properties. The other important part is the marketing of your property. I would love to sit down with you and answer all of your questions and let you know how I would sell you house.

Disclosure: When one agent refers another, he usually takes a 25% cut of the commission that ultimately gets paid. So I think it is important that when an agent offers to refer someone to an "excellent" agent, he should disclose that he's getting handsome compensation for basically doing nothing.

Not that there's anything wrong with it. But it is seldom disclosed adequately. I think if you are making money in a transaction, you should disclose it right up front so the motivations and relationships are crystal clear.

With that said, to answer the OP, I'd be delighted to help. I am a licensed appraiser as well as a Realtor. The first step is to establish a realistic value on your property, and I am highly trained and experienced in doing just that. Also what Don suggested is correct. You want several opinions and you want to review several marketing programs to make an informed decision. There is no magical marketing program, just hard work on the part of your agent to expose your property to its fullest potential through both the Internet and conventional means.

Interview multiple (3 or more) Realtors. Have them present a CMA (comparable market analysis), and listen to their views/opinions on the market. So, how do you choose them? Stay away from using friends or relatives who just got their licenses. Drive around your community and see who has the most "For Sale" signs up. Not company, but individual agent. (Companies count for a little, individual agents are the real key.) Find out who "owns" your neighborhood. The agent or agents most familiar with it are the ones likely not only to have the best handle on price, but also to have the best contacts/marketing muscle/market knowledge to sell your property. When you're considering agents, put a lot of weight on ones who've been agents for 5+ years. Couple of reasons: First, overall they're just more experienced. And, second, you don't want someone who knows how to "sell" in a hot market, like we've had for the past few years. You want someone with experience in moderate markets...or, better yet, someone who's been around since the early 1990s during the last slow market. So, look for experience, look for the individual (not the company), and look for agents active in your neighborhood. Interview at least 3, learn from them, and choose the one that you believe has the best handle on the situation.
