Need some help selling a house in Napa Valley

My family trust owns a house in Sonoma CA. It is a 3/2.5/2 townhome half a block off the square in a gated community. We had the hous elisted in original condition for $935k then $850k and no bites. I just spent $15k remodeling and updating the kitchen and bathrooms and repainting everything. I need help determining a price.

Dustin, I have 5 offices in that area, with about 100+ Realtors. 1 of them may be able to help, but I will need to get you together with one. What's your motivation here? How's everything in Texas? feeling the pinch of the down marketthere, or have you avoided it?

Hi there,
I am a Realtor in Sonoma and read your question. Which gated community right off the square? Sonoma is very specific in terms of areas and streets in conjunction with prices. If I know where exactly it is I could give you my opinion of list price and how best to market.

FIRST ANSWER
Dustin,
Sales are still happening in Sonoma, but volume is off by about half since the market peak. Prices are ranging from 10% to 30% from where they were in mid-2005. I've got a chart posted at the link below about sales in Sonoma County as a whole.

It's hard to give you advice about price without a little more information about the property. Square footage and year built would be good additional information to have as well as overall condition.
