Need some advice.

We are probably close to a short sale, we have other financial obligations that are overwhelming, no 30 day payments yet. We have depleated all assests. Also have home on the market and other assests listed for sale.
Have spoken to all financial institutions, no one seems to care/help.
How should we handle this?

In order to complete tyour short sale you really need someone to assist you that is experienced with short sales. Whether it is a realtor or a company specializing in negotiations, you should not pay any upfront fees. They get paid at closing if the sale goes through. It is hard enough to even get a short sale to work nevermind trying to do it yourself. Have some work on your behalf. it will save time, money and loads of aggravation. good luck working things out

FIRST ANSWER

First, I'm sorry about your circumstances. I know it must be very upsetting to try to deal with this, particularly when you are not getting anywhere with the lending institutions.

If you have your home on the market For Sale By Owner, it may be difficult for you to get through the intricacies of getting a lender to approve a short sale. If you haven't already done so, I would recommend that you speak to a Realtor who is qualified to handle listings that may result in a short sale. Trained Realtors know how to navigate through those choppy seas. If you're within a 35 mile location from Richmond I could help you or refer you to someone in your area who can help. Of course, this is only if you are not already under a listing agreement with another Realtor.
