If, as other people presume, you aren't planning to use an agent, well. that's all well and good, but the local agents are the most knowledgeable group concerning local house prices, and as has been noted, many are willing to give you that advice in the hope that if you decide to list, you'll choose them.

Pricing is the single most important aspect of selling your home and should not be overlooked. Remove the emotion, ask the right questions and look at the data objectively. Here are a few recent posts I have done on pricing a home.
You've already got some info. The most important thing is that, if you are going to list with an agent, is to get a TOP agent, not just one of the many "licensed agents" around. This is your home, a huge investment, and can't be trusted to anyone who isn't really good - with a fantastic track record.
A home is worth what someone is willing to pay for it; it doesn’t matter what the seller “needs” or potential buyers can afford to spend. Market conditions do matter as does the immediacy for a transaction to take place. In setting a price, it is in the seller’s best interest to focus on the current market conditions in conjunction with general economic value projections over the next six months. Such projections are useful in the negotiation process and when cited in the seller’s interest will yield the best selling price.
