The longer you wait to get started with the short sale process the less chance you have of success.

The goal is to get a contract offer on your home very quickly. You will need a buyer that is willing to stick around for a potentially long period for the closing to take place. It can take months from the time of contract acceptance to the time of closing to take place.

And I am answering because I am well aware that folks sometimes take a long time to go through the cycles of trying a loan modification, bankrpcy, econimic restructuring and most importantly adjusting and accepting the harsh reality that they may be going through. I really feel for the situation and can't wait for the day when my real estate business does not comprise of broken dreams and foreclosed homes. To lighten my tone here I want to mention that I have been working short sales since the market started shifting to an upside down situtation as early as 2007 so it's been that long already !! The banks all seem to be getting a little quicker to process the simple cases were there is only one mortgage to negotiate but still more complicated when a person has 2 mortgages or more. My success with short sales has been constant communication with all the parties involved and constant feedback on any issue needing resolution with the utmost diligence possible. The market continues to be very active here in Miami so getting a property under contract is not the difficult part. The challenge is in keeping a buyer waiting during the sometimes long process of a short sale. If you do not stay on top of the file and provide constant reassurance that things are moving along, the buyer will have a tendancy to walk away and go to something else. The key to a succesful Short Sale is preparation and communication. You need both. Preparation is needed to complete the entire package submitted to the bank off the get go. If the agent does not prepare the package correctly it will be moved to a pile of incomplete files and delay the sale.

After the proper package is sent in most cases, the process should go smoother with just fill in paperwork the lender will require in the future. As a Broker / CDPE (Certified Distressed Property Expert ) I have been able to close all my Short Sales in the last year and a half after receiving the designation. Do not make light of the credentials it is the best designation and training received for expediting the process.

Communication is also a vital role in the process. Both Lender and Agent have to be up to date and on the same page. Some lenders are easier to work with than others. Either way all parties should be informed. I take notes from each conversation with the lender and it has expedited some lingering approvals with the notes I needed to send to a Manager.

Use caution using an agent claiming to be a "distressed property expert" after taking a weekend training class! Experience is everything. I've closed a couple hundred in the area. If you need a Miami FL short sale specialist, look no further!

The short sale market continues to show significant trends of not slowing down for the next 2 years according to several of my sources. It is estimated that due to the millions of households that are still holding out and may not qualify for a short loan process that the system will be seeing short sales for a long time to come. In Miami, the short sale inventory is slowing down a little bit but still about 50% of the inventory on any given day is short sales so the need for short sales specialists like myself will be around for a while. Stay away from any "short sale home buyers". The majority these scam artists do not actually buy homes. They convince home owners to sign an "option contract", and then illegally and unethically flip the property to a REAL buyer. Only used an experienced local short sale expert who will look out for YOUR best interests, NOT their own
