The key to a succesful Short Sale is preparation and communication. You need both. Preparation is needed to complete the entire package submitted to the bank off the get go. If the agent does not prepare the package correctly it will be moved to a pile of incomplete files and delay the sale.
After the proper package is sent in most cases, the process should go smoother with just fill in paperwork the lender will require in the future. As a Broker / CDPE (Certified Distressed Property Expert ) I have been able to close all my Short Sales in the last year and a half after receiving the designation. Do not make light of the credentials it is the best designation and training received for expediting the process.
Communication is also a vital role in the process. Both Lender and Agent have to be up to date and on the same page. Some lenders are easier to work with than others. Either way all parties should be informed. I take notes from each conversation with the lender and it has expedited some lingering approvals with the notes I needed to send to a Manager.
