You are smart to be concerned about over investing in your property if you plan to sell it soon. A good Real Estate Agent can best help you determine what upgrades/improvements will give you the most bang for your buck after they see your home. That said, new carpeting and fresh paint do wonders for a home. I would avoid the idea of an allowance because this is basically an announcement that you know your carpet is in poor condition, and that doesn't say "buy me". The majority of buyers want to move into a home that does not need immediate or expensive upgrades. Neutral paint and flooring help a home sell more quickly. As you consider interior improvements, don't overlook other details buyers will be interested in such as servicing your furnace and air conditioner annually etc. Buyers like to see evidence of a well cared for home.
