Like many other people have said, looking at the property can give a much more accurate price evaluation. Using my title company, I looked up your property and was given a median market value of $165,000. A home is really only worth what someone else is willing o pay for it. When I started to look at the other homes in the area that have been selling, I found that the average price per square foot is between $180-$200. Using this model we are given a more accuratelook at what the house could sell for, somewhere between 125,000 to 140,000 is a great place to start. What you may want to do is get some recommendations of local Realtor who can give you their valuation. You can also hire and pay for an independent appraisal. If you are selling. You will want to make sure that the agent is able to communicate, familiar with the market, has a great escrow/title representative who will review the trust documents before going on market. Their valuation should be based on facts, not on buying your listing. They will also help you make better decisions in preparing the home, they will have resources to save you money and suggestions on where to get the best bank for your buck.

If youâ€™re trying to figure out a fair market price range, a Comparative Market Analysis (CMA) is a very useful tool. This is a complimentary service I offer. The CMA process involves your expressed interest and some basic information about the house (e.g., number of bathrooms and bedrooms, condition, etc.). A quick walk through is also helpful. Iâ€™d then research information about comparable properties in the area using data from a regional realtor database. Iâ€™d be looking for comparable active listings (properties currently for sale), sales that have closed and pending sales as well as expired listings (properties that did not sell). This would cover a span of the last three (3) months (possibly longer). Iâ€™d present you with information about the comparable properties and based on the information, I can recommend a fair market price range.
The CMA is a great starting point in figuring out fair market price ranges. However, itâ€™s not an appraisal. An appraisal is a more comprehensive evaluation done by an independent, professional appraiser. The CMA can be provided to an appraiser to help inform their evaluation. Yes, it is true that in order to determine an accurate price for your sister's home, a realtor needs to do a walk-through first. Many factors play into price, for example, is the street quiet or busy? Is the home located near schools and shops? Has it been updated over the years? Etc.

Could you please clarify your question. What exactly are you looking for? The value of the home as of October for estate purposes? If so, then you would need to hire a licensed appraiser. Are you looking for a value estimate for sale purposes? If so, then interviewing at least 3 brokers would be a good start to get a feel for the market.
