My realtor is advising that the only way to restart the counter relative to number of days on market

is to pull my home off the market for 30 days & then re-list. Smart move? House is pushing 260 days on market .. many thanks to all

The good old reset the days on market counter trick...yep we know that one. Maybe try to reset the price, to a lower price, that should help.

Absolutely Not! What if the buyer for your house is visiting here from another state and makes the decision to buy a house because it is the only weekend they have to make a selection? Would you want your house to be off the market for that 1 month. Taking your home off the market will not make your home look fresh, just because it has been on the market for 260 days doesn't mean that a buyer will absolutely not want to view your home. Why not try new marketing, pictures, advertising etc?

It is an absolutely absurd notion in the first place that there is something wrong with your home because it has been on the market for more than 260 days, in this climate there are alot of factors such as financing, commute, number of homes on the market and such that all play a factor.

Before you take your home off the market, you might want to ask your Realtor how many homes have sold in the last 3 months in the area that are similar to yours is your competition getting showings? Are you comparible in condition, price and location?

Your agent obviously is oblivious to the rules and regulations, policies and procedures of our MLS system! That was a game we use to play prior to switching a number of months ago to a new MLS structure. And then, you didn't even have to wait 5 seconds between listings! Now the policy is 90 DAYS or the clock keeps ticking. Sorry for the answer but that is truly the way it is and there is no way around it because the agent doesn't control the clock, the MLS does!

James is absolutely right. However, let me answer the real question. How can I get my home sold?
There are a couple of key points you need to discuss with your Realtor
1. How many homes, like yours, have sold in the time yours has been on the market?
2. It sounds as though you pricing is "chasing the market".
The truth is probably if your home had been priced correctly it would have sold. Remember, what you paid, what you want to net, how much you invested, do not matter to a buyer. Buyers want value. My suggestion is that objectively look at the homes with which you are competing and come up with a 18 days plan to re-vamp your home's marketing and implement all the key steps simulataneously:
1. Lower the price.
2., Paint the front door and the trim
3. Declutter
4. Re-arrange the furniture
5. Take new pictures
6. Offer some bonuses..include the appliances
7. Put together a buy down program to instantly make your home the best deal
8. Have a Superbowl open house, cook hot dogs on the patio, send out invitations to 200 neighbors. NAR says about 35% of the time a neighbor refers the buyer.

9. Know your purpose for selling. If you need to sell, you'll net more by being realistic....

Sure, you can do that - However the history is always there. Meaning that you can look on the MLS at the expireds and see that your home was taken off the market than put back on. There are a few agents out there that do this and I think it is deceptive. I do not see a real benefit to doing this. Only an unexperienced agent would not catch this, and more that likely your buyer will see what you are trying to do.
I would really look at why your home is not selling instead - is it marketing or lack of - is it a bad agent - is the home just overpriced. Most of the time it is one of the three and it is not always price.

FIRST ANSWER

Even if you do reset the counter the history in the MLS will still show your house was on the market without selling. The important question to address is not how to reset the counter but why isn't your home selling in the first place? Is it over priced, has deferred maintenance, showing is difficult etc. Until you address the reason it is still on the market after 260 days pulling and re-listing will not solve the problem.
