property mgmt company taking care of it for us. We really would like to sale it but could not afford to have it on the market over 6 months. Can you tell us what the market is like there and what your advice would be?

after ready your question, I was curious to see if through the military branch of your husband you can qualify for relocation benefits?
I am with Coldwell Banker and part of the relocation team and we constantly help military families with their real estate needs.

I totally understand your situation as my husband was in the marines, we have moved a lot and I am now licensed in 3 states.
You have to review how your contract is spelled out with your property management, sometimes they will not allow you to have the property for sale while rented (read your contract carefully).
It has been listed for 6 months now, so how many price adjustments have you done so far?
How strong was the market analysis your realtor offered you?
What is your realtor actually doing to get your home sold? Does he or she have a detailed action plan?

Candi, I live in Caldwell and work primarily the Caldwell and Nampa areas. In March, 62 homes sold in Caldwell, 61 in April and 69 thus far in May...so properties are moving. They do have to be competitively priced to compete with the distressed properties in the area (short sales and foreclosures). It's a great time of the year to list a property, as we just entered our prime selling season. Canyon county is having a tough go of things right now. If you're in the 150K and below range you'll should be able to move it quickly if you price it right. First time buyers have been out in force looking to take advantage of the new tax credit.

You should get a really solid market analysis for the area. I'd be happy to provide one free of charge to help you determine the length of time it will take. I just had a listing in Caldwell in the Virgina Park subdivision that I got under contract in less than 30 days so it is possible to get your home sold quickly if priced right.

Hi Candi, If you can give me the size of the home, number of bedrooms, number of bathrooms, level (single, two story, etc.) the age of the home, the size of the lot, what types of features are in the kitchen (ie: granite? laminate countertops, tile or linoleum floors) what is the general shape of the home.
