You have to review how your contract is spelled out with your property management, sometimes they will not allow you to have the property for sale while rented (read your contract carefully).
It has been listed for 6 months now, so how many price adjustments have you done so far?
How strong was the market analysis your realtor offered you?
What is your realtor actually doing to get your home sold? Does he or she have a detailed action plan?

Candi, I live in Caldwell and work primarily the Caldwell and Nampa areas. In March, 62 homes sold in Caldwell, 61 in April and 69 thus far in May...so properties are moving. They do have to be competitively priced to compete with the distressed properties in the area (short sales and foreclosures). Canyon county is having a tough go of things right now. If you're in the 150K and below range you'll should be able to move it quickly if you price it right. First time buyers have been out in force looking to take advantage of the new tax credit.

You should get a really solid market analysis for the area. I'd be happy to provide one free of charge to help you determine the length of time it will take. I just had a listing in Caldwell in the Virgina Park subdivision that I got under contract in less than 30 days so it is possible to get your home sold quickly if priced right.
