Wedgewood Park area of Cetronia. We upgraded all the bathrooms and the kitchen, ceramic tile thruout the 1st floor, it is in absolute move in ready condition once completed in a couple of weeks. Can you tell me what the market is like for this kind of home? Do you think we will be able to get $210K considering the upgrades? What have the comps sold for? Were they upgraded at all? Any help would be appreciated. Thanks so much!!

I hope the house is sold by now. But if you are looking to move right now, you should take the advice of the other agents and get a good agent who specializes in the area to give you a true picture.

the only way to really answere yoru question is to have a REALTOR come out to your home and do a CMA (Comparative Market Analysis) These have to be done in person because the agent needs to actually see the home and the area first hand. Anything else is just a guess.

I think NIck Ruta hit your answer on the head. It would be best to see your home first, and then compare it to similar homes in your neighborhood to come up with the correct price. keep in mind that the market is difficult right now. The good news is that interest rates have just been lowered, and now is a wonderful time to purchase a home, as prices are down and interest rates are low, inventory is high.

Good luck with your home sale in California. Nick seems to have a good handle on your needs. Townhomes here in Las Vegas are going for about the same price, depending on the area. There are a few luxury townhome developments here that are still commanding top dollar.

Nick already answered the comp question . I wanted to point out that these prices are based on a sell with a Realtor. If your planning on For Sale By Owner, you woud have to sell it about $10,000-$15,000 less than the comps. The only problem is that it is a buyer's market and For Sale By Owners suffer in this period. The buyer's have many choices and many homes on the market causes For Sale By Owner's to loose time and money when they could of sold it higher and quicker with a realtor. Your question shows that you are looking for good professional answers for your dilemma.
If you are asking for good, professional advice, you need to contact a 'good professional'! Pricing information needs a personal inspection and,as Keith already said--experienced assessment.
Keith & Nick have both given you very good advice.
Do yourself a favor: Look around, ask friends and coworkers, search out an agent with a 'good, professional' reputation in your area. Then call and interview them. (I'd certainly consider Nick or Keith as a possibility, from the quality of their answers) You'll find it well worth it.

3. Your situation.

Be careful of ANY information provided by people that do not meet this critieria. Anyone can have market stats....it is the interpretation of WHAT THEY MEAN TO YOU that matters.

Hello Daisy! As a Realtor I can tell you that it is hard to gage exactly what the price of a home may or may not be without physically seeing it. Sure, I can run some numbers based on a simple Internet post, but to better evaluate the price and comp it properly, I would absolutely have to physically see the home to gather all of the information on the finer details. Maybe you have something in your home that others may not? Certain amenities and certain aspects of a home can help or hurt the overall evaluation. Again, as a Realtor, I'd feel much better visiting the home, than blindly giving a guess over the Internet. If you haven't contacted a Realtor yet, I actually reside in Whitehall and would be willing to discuss a listing presentation appointment. I work for a well respected Coldwell Banker franchised based out of the Lehigh Valley. In the meantime, I can tell you this, based upon the information you have given me, 2 similar homes have sold in the Wedgewood Park area during the past 6 months. A 1980 3 bedroom, 2.5 bath - $200,100 and a 2005 3 Bedroom, 2.5 bath for $227,000. Average time on the market for those two homes comes to be around 2 to 3 months. One was 92 days and the other was 38. That's actually not too bad, but with only two homes to use, the number could be skewed a bit. Finally, is your asking price of around 210K possible? It is possible and I think it’s in the right ballpark, but there obviously are no guarantees. My initial opinion would have to be based on more statistics from your home and possibly a wider comp range, which would include other surrounding areas with similar style homes.
