want to sell. My father is going to come live with us and our son in Southern California. The move will be once our house here in So. Cal is finished with a major remodel. We anticipate that being in November. My dad may want to wait until spring when weather will be better for him to U-Haul is belongings but I would like to get the property on the market soon as I realize it may take time to sell. The house is approx. 1600 SF, on 1.25 acres of land. The view from his house is of the Olympic Mountains and of deer that run through his back lot. He has completely remodeled the house and done extensive landscaping. Does anyone have a buyer looking in that area?

Given the current market condition I suggest that you think long and hard about your decision.

A couple of helpful facts:
In a "normal" market about 10% of homes sell without professional representation. This is not a normal market.

There have been significant changes in how appraisals are conducted since May 1st causing major problems in valuation. so buyer who finances their purchase are having to cancel escrows, sellers are having to lower prices.

In August there are new underwriting guidelines coming out, which are going to make it even harder for buyers to qualify.

According to a recent survey buyers have a Realtor represent them about 90% of the time. From the buyer's perspective they get a "free agent", so it is a good deal for them, In most markets there is a lot of inventory, so the problem by selling on your own is that the Realtors are not looking on other websites for their buyer's homes. Your listing basically does not exist.

My suggestion is that you should interview a few Realtors, have them analyze your property and situation, then if you want to try it on your own, go ahead, you might get luck.

Know that 76% of sellers eventually list with a Realtor. 5% sell to someone they know, 5% sell to someone they don't know. When they sell they, on average, sell for 16% less than the average sold by Realtors.

Wish I had known about your property. I just sold two properties to clients from California and Nevada, and your description sounds a lot like what they wanted. You know when we have buyers as Realtors, we don't look in the FSBO sites. We focus on the hundreds of properties available in the MLS. That's not a put down and I don't expect to help you sell your property, so I have no stake in this, but just thought you would appreciate knowing that you are missing out on a lot of potential buyers by not listing. Again, I know you won't list with me after being so blunt here, and others are going to be quick to accuse me of being biased, but I'm telling the truth. Most buyers are working with agents and are not looking at the FSBO sites. The FSBO sites are not optimized for the Internet either, so it's really a crap shoot to come up with a buyer. Sorry, but that is the honest to God truth. Been doing this for 30 years, so I'm not a newbie. I hope it helps, and I wish you all the best in selling and moving.

Chris, your father's house sounds beautiful. I raised my boys in Sequim. I love it. I retired from real estate law practice here, and now I'm a real estate broker and author.
