this question is a year and a half old so I wonder if it is still available, plus i have found some for sale by owners are MORE expensive than similar broker repped homes in this buyers market (they do FSBO because the agent says their house won't bring what they want for it, then it sits unsold because buyers see nearby similar houses for less).
There is a house very similar to these specs in the W. A area, contact me and I can tell you about it. Won't cost you a penny more to have me show it to you.
Zillow.com has interactive maps with property estimates ("zestimates") but these seem to just be very generalized estimates perhaps based more on square footage averaged for recent sales in the area. I've seen prices be WAY off on these.
And then there are professional appraisals, which you WOULD have to pay for. The problem with these are that they tell you what your property would be worth for the insurance company to replace, but not what actual buyers are likely to pay right now. In a sellers market an appraisal might be a lot lower than the market would get you, in a buyers market like today it would probably be too high, and it does not matter if your property SHOULD be worth $xxxx, it only matters what the other houses on the market are actually selling for. As others have noted, asking too much at first could actually make you have to sell for an even lower price than asking a moderate amount to begin with.
There is also the County Assessor's valuation, easily obtainable on their website, but in Lancaster County that is almost always moderately to WAY below market value, except for very dilapidated houses.
Members of the local Realtors MLS system have access to a much easier to use database and while it won't have For Sale By Owners, it will be complete enough for us to get an initial figure which we then refine by adjustmenting based on differences in condition and other amenities or repairs you may have made (how old is the roof? Does it have a master bath? What TYPE of finish in the basement? Is it on a busy street?). We then use those sales figures and those adjustments we can't know until we actually see your house to make our suggestion of a price the market will bear.
So in the same way my car sales friends won't give trade in values over the phone, we can't really give you even a round figure based on your description. There are too many variables, even if you wrote us a page. Call a Realtor you think you can trust (one of us or someone a friend recommends). Remember that there should be NO cost or obligation for this, that we call a Competitive Market Analysis, it's sort of like a job interview for us rather than a service you have to commit to before getting.

There are a number of variables that go into pricing a home. It seems to me as though you are wanting to get an idea of what listing price is a good start for your home. Are you wanting this information to try and sell FSBO? If so, a Realtor's Listing Price is COMPLETLY different from what I woudl suggest you list your home for. The difference is that a Realtor will use a number of different variables (marketing budgets, seller's loan payoff, commission, comps, appraised values, etc). A FSBO would not require to take into account some of these variables.

solution would be to connect with an experienced area Realtor, to see your home, compare its upgrades and size and lot size to other similar homes that have recently sold, and those currently on the market (your competition) and then also be able to let you know the current inventory on the market, which then the Realtor will be able to let you know how long your property may be on the market before it may sell in today's economy and the Lincoln NE market.....
