40,000 and still nothing... The house is 6 yrs old with new appliances ceiling fans throughout new lighting,paint, patio, pool, and is in excellent condition all you need to do is more in... But yet all I hear my agent tell me is that there are no buyers out there but yet she is always talking about other houses she all ways shows but she has not shown mine once... I don't know if I should find a new agent or give her time my new house will be ready soon and I don't want to carry two mortgages what should I do to sell quickly and about my agent? Thank you

So if some homes are selling, why not yours?
The first thing you need to get an offer is showings. A properly price and marketed home should receive 10-12 showings in the first two weeks of market time. Homes that sell in the first 30 days in most markets will closest to asking price. At 120 Days on Market (DOM) in my market they sell for 93.6%, as opposed to 99.5% within 30 days.
Most buyers are working with REaltors, to no showings means that Realtors are all on vacation (kidding).
They are showing other homes that they perceive to offer more value.
I would sit down with my Realtor and ask her what you need to do to get this home sold.. Then do what they say.
I didn't interview her I was sent to her from the agent who I bought my new house from... Also I did sit down with her to discuse what price we should put it at and I have asked for more pictures but in all these months she says she is going to do it and nothing She is suppose to come today or tomorrow and take new pictures but we will see if she shows up...Also she has NEVER shown my house to anyone that is way I am thinking of changing... And yes my house has curb appeal I was told when we listed it that it was one of the nicest houses in the area and move in ready 3 years ago we would get offers in the mail and people would stop us in the front yard and ask if we wanted to sell now with this agent nothing... And I had my house staged we removed everything and put it in storage...

I agree with Joel. A few other things to consider when selliing a house are:
- Does your house have Curb Appeal? When people drive by it should look great - they will want to see the inside if the outside looks great.
- How well does the interior show? Do you have loud paint, wall paper? Is it cluttered? I know it is hard to believe that everyone can't appreciate our own style, but you need to make sure the house is clutter free and shows like a model home.
- How many photos are on the internet? I have buyers who won't go see a house if there is only one picture posted. Their theory, if it isn't worth more photos it isn't worth my time.
These things really do make a difference.

People think that lowering the price on their house is the way to attract more buyers. The fact is lowering a house by $40,000 will lower the payment by approximately $250.00 based on a 6.5% interest rate. Also the difference in the salary needed to qualify is approximately $9,000 a year.
There are other techniques that can be used that will significantly reduce the mortgage payment and the income to qualify.

Mandm - 6 months and no offers? If you ask me, your home is priced out of the market. Your house and everyone else who is selling a home can move it in one day if it is priced to what the current market will bring you. Sit down with your agent and get the real facts. Either you are expecting unrealistic dollars for your place or your agent is pricing your house all wrong.
There are buyers out there. We closed more purchase loans this month than we have all year. To not have one showing in six months is crazy, but without more information it is hard to determine why. Is your home being advertised in the paper, internet or any other forms of media? Use the words "all offers considered" and keep a realistic mindset as to today's economic climate and see what happens......
I can tell you this, whatever your house is worth now, it will be worth less next month....
What made you decide to list with this agent in the first place? There must be something that you liked about her that made you decide to hire her instead of the countless others that you interviewed, right?
Most sellers' initial reaction when their house do not sell fast is it's that their agent is not doing their job. Unfortunately, that's not always the case. It's actually more of the exception. Another thing you have to ask yourself is what "fast" means in your area.
Sit down and talk to your agent. Ask her to pull another comparative market analysis - I understand you already lowered the price by $40,000 - but do you know if that is sufficient to be the best choice in your area? Get statistics from her, what is the average days in the market of similar houses before they sold? Ask her to talk to the agents who've shown your house to their buyers and find out what the buyers are saying. Did she notify (be it via postcard, email, phone) the top 50 to 100 agents in your area regarding your house being in the market? How many Web sites (besides her own) is your house on?
If you're not happy with the result of this meeting and the price reduction is sufficient so that your house is the best (or at least the second best) listing in the market, you might want to consider interviewing other
