negotiate. A lot of showings with a lot of positive feedback with one common negative - upstairs laundry room. Any suggestions??

If there is one common objection from prospective buyers you may consider offering a concession for remodeling? Ask your contractor how much it would cost to correct and if benefit of selling outweighs the cost of remodeling then it may be a good option. Offering a concession will not cost you out of pocket as long as the buyer agrees to receive a credit for the negotiated cost of remodeling.

Evaluate your home.. coming in 30% below.. are there some things that you wish you would have done if you stayed? Is there new carpet, updated items... todays buyers want move in ready. The ones buying THE FIXXER UPPERS.. want a deal. Nuetral wall colors, right price.. remove the objections.. and a sale is sure to come. Look at your online prescence... are pcitures on all sites? This makes a difference. Best of luck.. and the right buyer will come.

Hang in there. Schools don't get out till the end of May, so we are moving into peak season. If your house is priced correctly the buyer will come.

Hang in there, Kk. My Mom's house took 137 days, but she got pretty close to full price. Hopefully, you have the time to be patient. Perhaps now that it is spring, some nice spring flowers and a trim painting to upgrade your curb appeal?

The right buyer will come along that will appreciate the laundry room being upstairs, especially if all bedrooms are upstairs. You bought the home with the laundry room upstairs, so there will be a buyer that will appreciate that just as you did. Try not to use that as a negative and be sure to bring out the pros of it being upstairs, like not having to carry laundry upstairs. Turn a negative into a positive. Good luck in selling your home and most importantly don't get discouraged.
