My house has been on the market for 3 months, I've dropped my price, but I've received no offers because all

of the potential buyers keep getting scared off by the neighborhood kids. There are tons of kids in our neighborhood and the all hang out on my block. I've asked them to leave when we have showings, but that hasn't worked. There are also 2 other houses in the development (of approx 100 townhouses) for sale at the same price point. When I lowered my price, they did the same. I'm desperate, but I need to walk away with a minimal profit to get into a new home. Help!

Drop the price until it sells.... if you have to sell. Your house will sell for market value .... whatever that is ...it won't sell at a price so you can walk away with a minimal profit ..... it will only sell at that price, if that price is current market value...houses don't sell for what sellers want their proceeds to be ... houses sell for what they are currently worth....
Why none of the homes in your neighborhood have not sold and why they keep lowering the prices ....They are all priced too high .... given current market conditions.

You need to be marketing to buyers with a family that will fit into your neighborhood. Are you sure it's not something with the house thats keeping people from buying.

Can you only schedule your showings during the day when the kids are in school?
Try talking to their parents eye to eye OR schedule your showings for the same day and time (like only on Thursdays between 5 and 7), and buy movie tickets for all those kids at that time. ...drive them there if they need a ride!

That's a tough dilemma. Is there one house they hang out at? If there is, can you talk with that homeowner and offer some reasonable amount of money for them to help you sell the house?

This is a hard market to sell in. Have you done everything to make your home stand out from the rest? Has your realtor given you tips to help you stage your home?
