My house has been for sale for 60 days and only had 4 showings. What can we do to attract more traffic?

Sranddr,

There are three factors that will determine the salability of your home.

Price
Condition/Location
Marketing

All three factors must be appropriately balanced in order for a home to sell. They are based on an inverse relationship, so if ones moves in a positive or negative direction, one or both of the remaining factors will need to adjust in the opposite direction.

I find that more often than not the problem is price but you will have to ask your realtor what more can be done in their maketing, what improvement that you could make (but will rarely return dollar for dollar) and what price he/she would recommend at this point.

How many homes, like yours, have gone into escrow in the last 60 days?
How many homes have sold?
How many homes have lowered their price? Have you lowered yours?
It will take 10-15 showings to get an offer. A lack of showings does not mean that Realtors are on vacation It means that they are showing other homes that THEY and THEIR BUYERS think offer more value. You need to be at the right price to get showings.

FIRST ANSWER

Rutherford County as a whole has seen slower numbers; so part of it is market. HOWEVER, usually low showings are caused by one or more of the following issues:

1. Not properly listed for agents to find. May be in an incorrect area or may not be mapping correctly.
2. Photos are either not present or the photos are poorly shot; or if the photos are good, the home wasn't properly staged for photography.
3. The home may have a poor overall internet presence. 84% of all homebuyers use the internet for their part of their home search process according to 2007 NAR statistics.
4. The MAJOR reason is that it could be priced in a range where there's either a lot of competition or its overpriced for the location and condition.

Ultimately, if you want more "traffic," there are tons of bogus things you/an agent can do to get people through the door. However, if you want quality traffic that attracts the RIGHT buyer, make sure you know your market absorption rates and price competition.
