When homes are not getting showings, it's typically one of only two things, the market is significantly down and there's just not much buying activity at all, or you're not priced right. Have your agent do some research and tell you how many comparable home in terms of size, bedrooms, bathrooms, school district are currently on the market. How many have sold within the past 6 months. If there's more than 6 months worth of inventory currently on the market that you're competing with, and you want to sell, then you need to be priced at the low end of the price range determined by the homes you're competing against. If there's 6 months of inventory or less and you're still not getting showings then I'd have to say you're not priced correctly.
Lastly what is your agent doing for you in the way of marketing. In my opinion open houses are a waste of time, what you want is an agent who understand the Internet and spends their money making sure your home is getting the widest amount of possible exposure.
Also don't forget about the fees you would pay once it sells about $20,000 Dollars in fees your agent should have given you a net sheet which explains your fees.

be your home or its size or price, sometimes how close a home is to work, to friends and family.
All kinds of different reasons make people buy this house instead of that.
