get it sold. I don't understand it at all, the house is in good condition, pretty, a classic old Victorian. is 2 years NORMAL these days? What are our options? I am worried about not being able to afford another winter especially if this winter is a cold one.

Two years is way too long. Average market time is 106 days for the 58 sales for the past year in that market Whats the address? I'll check it out.

Two years is a long time to be on the market. At this point, you would benefit from bringing in a few realtors and getting their Comparative Market Analys. It may be the marketing on your house has hit a plateau and the photos and listing keep appearing while days on market add up. Some people won't even look at a house that has gotten 'stale' on the market, fearing some evil problem others have run from. So best to shake it up a bit, get new marketing efforts, at a 'new and improved price', targeted at the demographic of buyer who would love your house. Maybe reach out nationally for relocation, or create a 'boutique website' for your listing, send post cards inviting all the neighbors for a special broker/neighborhood brunch-open house at a new price, with new photos, and a new marketing company. Perhaps consisder offering a higher commission to buyer agents, or contributing some $ to the buyer's closing costs. Get creative!! and Good luck!!

FIRST ANSWER

There are only 2 things that sell a home - price and exposure to the right buyers. If you have it with a Realtor, have a honest discussion with them on price and lower it enough to attract the types of buyers that have purchased in your area recently. Discuss with your Realtor who your ideal buyer would be for your home and then decide where it needs to be advertised to attract them.
