It sounds as if the Realtor has done a good job of marketing, if you had a significant amount of traffic, which only leaves the 2 major objections; Price and Location. It should be noted that location can be baked into the price, so that leaves price. A Realtor has no control over what the the Market is willing to pay for a property. That is an answer that will have to be revealed by the Market, but as the market reveals you should adjust if you are willing to. If the reason you feel that your Realtor didn't do a good job is because of marketing, from your comments and the fact that you did get an offer of what the Market was willing to pay at that time, I'd say that should not be the reason to list with another Realtor. As far as re-listing period, whether with the same Realtor or a different one, you should request a new CMA and base your decision on current information and your level of motivation to get the house sold. Talk to your Realtor, he or she may be able to explain their decisions and accommodate your concerns. Good Luck and Skill.
A listing agents job is to market your home and expose it to as many potential buyers as they can. If you have had a lot of traffic then it sounds like your agent did their job.
If you only had one offer then it may be one of two things. Price or condition/location. What you need to find out is if other house similar to yours are selling. If they are find out why. Is it price? better location? better condition?
If nothing else is selling, then it may be the market conditions and or economy in your area. If things are selling, then you may have to adjust your house accordingly.
if you had significant traffic it was not the agent. period. It is your price based on comps, location or condition. Look at the comps you were given when listing. Did you list at the top.... of the comps?
If the price is realistic, be sure your home de-cluttered, de-personalized and sparkling clean. Many sellers do not de-clutter when they sell. I always have them get a storage unit or a friends garage and store everything they don't need. Excess furniture, personal pictures, family pictures, trophies, hobbie stuff, etc. Be sure clean and neutral. They are not buying your home and don't care about family pictures, hobbies, etc. They are buying a house, a property for sale and needs to be attractive to the highest number of buyers. i always tell my sellers, if we have 3 buyers come thru total, we need to make sure one of the 3 buy it and they always do...... by making the home BUYER READY....... Many sellers don't understand things that may be important to you are not important to your buyers. They want to see themselves in the home, not you so move everything you don't need to storage, clean, nuetralize and sell.
Over all I think Keith's info is good... not so much on the time on market and pricing... CA is WAY different than OHIO...
It is basically price if the home has been marketed well, and you say you had traffic so it is hard to say the agent did not market the home or you would not have had buyers coming in to see it. It can be hard to accept but the first offer is usually the one you should take... I agree with the approx 10 showing and no offer = a price change... If you want/or need to sell then re list with the agent... they did their job... Our job is to get buyers in to SEE the house... we can NOT make them buy...
Give what I and others have said it sounds like it is either PRICE or CONDITION... the marketing seems to be working...

Interesting question.
Before you change agents I would ask your Realtor to provide you with a report. This is the information that I provide my sellers every two weeks when we are on the market:L
Number of listings competing with yours. (active)
Number of listings that have lowered their price
Number of listings that entered escrow since your home hit the market
Number of listings that sold.
Number that expired.
The truth is probably that quite a few homes have sold in the last six months. You now have a couple of problems you did not have before:
1. Your home as a lot of market time. The entire Realtor community knows at what price your home did not sell...it was rejected by all the brokers.
2. It is worth less now than before. According to the Trulia stats prices fell 6.5% in the last year...so that's down 3.25% in half a year.
3. The homebuyer tax credit expires at the end of November. For a buyer to take advantage they need to be in escrow NOW/.
4. You've missed the peak buying season. Most serious buyers move during the summer. In a normal economy homes lose approx. 8-12% in value after peak season.
5. The economy is worse in most places, so there are fewer buyers that are qualified.
Did your Realtor suggest that you reduce your price?
Are you using the same photos and marketing you started with six months ago?
Either re-vamp the listing, including a lower price that will attract offers, or take it off the market until spring.
FYI the rule of thumb by top Realtors is homes will sell closest to asking price if they sell in the first month.
We expect 10-12 showings or one offer in the first two weeks, or we reduce the price. In my MLS homes that sell in the first 30 days sell a little above asking price, at 120 days that drops to 96.3% of asking.

Be honest with your agent. Explain what you feel he/she could have done better. Is your home priced right? Does the listing in your local MLS showcase your home? How about the quality of the photos? There are a lot of factors which go into effectively marketing a home...be honest with your agent. If you don't like the reponse, move on.
