purchased the house in 1999 for $12,000 cash and it is owned outright.
Taxes are up to date.
The next door neighbor is a roofing company and offered $5,000. This would be great room for him to expand and would not be worried about the quality of the home.

Cari my sympathy to your family. That's great of you to step up and help your family. At this time you need some guidance from a professional realtor. It costs nothing for advice and the realtor would only be paid from the proceeds of the sale. Good luck to you and your family.

I should add that this money is not mine or my husbands. He had a daughter who is 13 and no life / health insurance or savings. He had a 9 month fight with cancer. This will be all she has.
The mother has never held a job. We have temporary custody and running up our own bills.

Have the home appraised by a professional appraiser. Then have a realtor or attorney help with the paperwork. Good luck

I'd negotiate with the neighbor. Talk to some Realtors who can look at the home and give you advice on it's value. But this is basically free money to you; I wouldn't get greedy. Avoiding the headaches, stress and unknown problems could easily be worth not making and extra $7000. I'd try and negotiate the neighbor up to $9500. Pay $350 or whatever for an appraisal and start with that for your negotiations.
